Plateia Planning, with Intelligent Futures, Fotenn, and McElhanney, have been retained by the City of London, ON to determine the best zoning approach that will implement their unique vision to 'balance use, form, and intensity.
By analyzing the four different zoning approaches: use-, form-, performance-, and incentive-based, combined with visual and 3D analysis of the City, the Plateia team will identify the best zoning tools for the City within the Ontario regulatory context. Knowing the current zoning approaches are challenged and need to be updated to reflect the needs of the 21st century, the Plateia team will help the City in defining their new zoning approach and what specific regulatory tools will be use and how.
The Plateia team has developed innovative graphics, tools, strategies, and language to create a level of participatory engagement that is a first for a zoning bylaw renewal project. This new approach will be a first for Ontario and will define zoning for the future for mid-sized cities across Canada.
